The Importance of a Homeowner Gas Safety Certificate
A homeowner's gas safety certificate is an inspection by a qualified engineer of all gas appliances, installations and flues. This is a requirement for landlords who lease out their homes and also for homeowners.
But does a homeowner need an official gas safety certificate? Let's discover.
It's Not Required
Homeowners aren't required by law to get their gas appliances checked by a qualified professional. However, they should consider doing it at least annually. This will help them avoid possible problems and save the cost of gas or heating issues before they become serious.
Landlords on the other hand are obliged to have their properties checked regularly by a licensed gas engineer. If they do not follow this procedure they could face heavy penalties and legal action. Gas safety inspections are required by landlords and include all gas appliances in the property. Even if a tenant is bringing their own gas appliance, the landlord is still accountable for it since they have control of the flues that it connects to.
During the inspection the engineer will inspect every gas appliance to ensure that it is operating properly and safe. The engineer will also examine the flue and ventilation systems to ensure there are no obstructions. They will also test the house for toxic carbon monoxide which may build in the home if appliances aren't functioning properly or if there is insufficient ventilation.
The gas engineer will issue the homeowner with a gas safety certificate, which will contain detailed information regarding the property's gas appliances and the findings of the inspection. The certificate will include the name of the engineer, registration number, and signature along with the date of the inspection and the address of the property. It will also include specifics of any issues found, including clear instructions on how to make the necessary repairs.
